Ongoing market analysis and almost 30 years' experience has given us a superb understanding of what holidaymakers really want, and that's helped us to build up a huge portfolio of irresistible and varied properties that tick all the right boxes. Sometimes we restrict our recruitment to certain locations or property types, but this is always in response to new patterns of booking or
changes in demand.
First impressions
Customer feedback shows it's important to create a welcoming atmosphere at your property - this helps set the tone for the rest of a group's stay and leaves a positive and lasting impression that encourages repeat bookings. Your property's décor and furnishings should complement its period and character. Clear directions, a tidy house and spotless kitchens and bathrooms are all musts. Beds should already be made up and indoor temperatures appropriate for the season, and it's a nice touch to personally greet your guests if possible, and to leave a modest welcome pack, tea tray or a bottle of wine.

Facilities
It's true that we set high standards for the accommodation we market, but that's because our experience confirms that consistently maintaining these standards is what makes our properties so popular. Customer and owner feedback shows that things like car parking, tidy gardens and good garden furniture are important to holidaymakers, while providing linen and towels is an essential, especially for overseas visitors. Complexes
As well as individual cottage holidays, another of our specialities is marketing small, select collections of properties. Our level of expertise is unique when it comes to these complexes, most of which come with additional amenities like swimming pools or all-weather leisure facilities. These holidays offer a different experience to the traditional cottage, but what they do share is the same commitment to quality and variety - a fact that's helped make us market leaders in this area. Cleaning and Gardening
One of the reasons for our continuing popularity among holidaymakers - and the continuing success of our business - is that we've stuck to what we do best: property marketing. Property management isn't something we undertake, so it's important that you appoint a reputable agent if you can't look after your property and its visitors yourself. We think that rental charges should always fairly reflect the quality of the property that's provided, but we're also determined to use our experience to optimise financial returns for our owners. On your behalf, our pricing specialists will carefully calculate the charges most likely to maximise your rental income, taking a strategic, year-round approach that allows for seasonal peaks and troughs.
Straightforward terms
Honesty is always the policy as far as we're concerned, and this extends to our relationships with customers and owners alike. We'll keep things simple and transparent in all our dealings with you, providing clear and reliable information on everything from the prices we plan to charge for your property through to the flat commission rate we'll deduct from the weeks we sell. High levels of owner satisfaction prove that our partnerships work, and we'll stake our reputation on the fact that no other

Cancellation protection
There's no escaping the fact that cancellations are an inevitable risk in the holiday industry, but registering your property with us means cancellations and loss of income needn't be a worry. If cancellations do happen, we'll let you and your caretaker know in writing, or by telephone if there's less than seven days' notice.
Extra charges
No one likes charges they weren't expecting or hadn't budgeted for, and customer research shows that holidaymakers find them off-putting and a reason to look for alternative properties. Our Regional Managers are happy to look at your pricing and recommend adjustments that allow you to provide an all-inclusive price which takes your expenses into consideration, but

Careful pricing is critical if we're to give our owners a fair deal and our holidaymakers competitive value for money. Our pricing categories are calculated with a property's size, capacity, facilities, location and overall standards in mind. Of course, one of your most pressing questions is likely to be 'what can I earn?'. You'll gain an insight into different properties and their pricing from our brochures, websites or Price Group Schedules, however only a free visit from our Regional Manager will give you a truly accurate forecast of the rental income you can expect.
